Access Statement for Pear Tree Cottage, Sunnybank Farm Cottages, Venns Green, Hereford HR1 3DD



Introduction

Pear Tree Cottage is a semi-detached cottage which was formerly a barn.  The barn was convertered in 2007 to form a pair of semi-detached holiday cottages.


Pre-Arrival

We have a website www.sunnybankfarmcottages.co.uk and are on www.visitherefordshire.co.uk and other holiday websites.
Bookings can be made by telephone, fax or via e-mail.
Written directions and entrance details are sent out to the guests at least two weeks before arrival.  If it is a late booking these can be e-mailed or faxed
The nearest bus stop if one mile away
The nearest train Station is in Leominster or Hereford
 


Arrival & Car Parking Facilities

Car parking is provided and there are two spaces per cottage
Entrance details are sent to the guests before arrival and access is via a key box adjacent to the cottage door.
Access to the cottage from the car park is via a gravel pathway.  It is lit on a evening with a wall latern that works on a dusk to dawn sensor.  
There is a light above the key box and adjacent to the door of the cottage which works on a timer.


Main Entrance, Reception & Ticketing Area

The entrance to the cottage has a door with a weatherboard of 5cm
The door is hinged on the left and opens outwards.
The door leads straight into the kitchen area which is open plan to the dining area and sitting room
From this area are the stairs to access the first floor
 


Public Areas - Hall, Stairs, Landing, Corridors etc

The stairs lead off from the kitchen area to the first floor
There is a handrail 


Public Areas - Sitting room, lounges, lobbies etc

The sitting room/dining room are open plan to the ktichen
The dining table seats three people
There is a three seater loose covered settee
There is an armchair
There is a flat screen TV with freeview and a DVD player both controlled with a remote control
This area is carpeted in a wool carpet

Laundry

There is boiler house situated by the car parking area which serves the two cottages
In this boiler house is a washer and tumble dryer which is shared between the two cottages.
Also in here is an iron, ironing board and vacuum cleaner
Storage ie. suitcases is also available to be used in the boiler house
There is a small BBQ for guests to use stored in here
 


Shop

The nearest shop/newsagents is located in Marden.
Directions are included in the welcome book in the cottage


Outdoor Facilities

There is a patio area in front of the cottage
One the patio area is a table and three outdoor chairs
There is a patio to the rear of the cottage which can be accessed either via the double french doors from the lounge area or by walking round the outside of the cottage
There is a also a grassed area to the front of the cottage
 


Bedrooms & Sleeping Areas

There is a double bedroom with a 4ft 6in bed with headboard
Also in the double room is a bedside cabinet, wardrobe and chest of drawers 
There is a small single bedroom with a 3ft bed in
In the single bedroom there is a bedside cabinet and a small warbrobe with drawers underneath.
Both beds have duvets with cotton bedlinen


Bathroom, Shower-room & WC [Ensuite or Shared]

The bathroom on the first floorhas a fullsize bath with a shower over
Toilet seat height is 42cm
Hand basin height is 79cm
Bath height is 54cm with intergral bath rails on both sides
There is a large mirror fixed above the hand basin
There is sotrage below the hand basin for toilitries
The door has a lock 
There is a fan which works with the light pull and is timed to run for 10 minutes after switching off the light
There is a toilet located on the ground floor with a washhand basin
Both these rooms have vinyl flooring


Self-Catering Kitchen

There is a fully fitted kitchen with vinyl flooring
Appliances include a electric cooker with a double oven and a dishwasher
Also a built in fridge with a freezer box 
A microwave and toaster are provided
Washing up liquid, dishwasher tablets, cleaning materials, kitchen roll and dishclothes are povided for your stay 


Additional Information

Pear Tree Cottage is non smoking 
There is a telephone for guests use.  (Excessive use will be charged direct to the guest
Heating is by a oil fired boiler situated in the kitchen
Hot water is also provded by this boiler
Broadband wireless internet is provided free of charge
All cotton bedlinen is provided for the guests
Also all towels are provided
